Is it better to rent or buy a house in the Netherlands?
It depends on your horizon, the price, the rent, your mortgage rate and expected investment returns. This tool runs a month-by-month simulation over 3–40 years, applies the 2026 Dutch tax rules, and shows the break-even year and which side ends up with more wealth. Each month the cheaper side invests the difference.
What are the costs of buying a house (kosten koper)?
Buying costs typically include transfer tax (overdrachtsbelasting, 2%, or 0% for first-time buyers under 35 below the price cap), notary, valuation, mortgage advice, structural inspection and an optional buying agent. You can adjust each of these.
Does it include Dutch tax rules like hypotheekrenteaftrek and Box 3?
Yes. It applies the 2026 mortgage interest deduction (hypotheekrenteaftrek) at the capped rate, the eigenwoningforfait (EWF), and the Box 3 wealth tax on both sides’ investment portfolios.
